The Land Acquisition Specialist supports the complete lifecycle of land acquisition projects—from initial evaluation and budgeting through acquisition, leasing, documentation, and reporting. This role requires strong knowledge of real estate and land acquisition procedures, database management, and cross-functional coordination to ensure efficient, compliant project execution. The Representative will negotiate land rights, manage documentation workflows, and act as a liaison among internal teams, external vendors, and property owners.
Key Responsibilities
Land Acquisition & Administration
- Manage the evaluation, acquisition, and negotiation of land and land rights (fee, lease, easement) for company projects.
- Administer leases for company-owned property and coordinate the disposal of surplus assets.
- Negotiate with landowners to secure rights-of-way, substation sites, and other necessary properties to avoid project delays.
- Review and interpret legal descriptions and title documentation to ensure accuracy in property transactions.
- Prepare, review, and maintain agreements related to land leasing and acquisitions.
Process Management & Documentation
- Streamline business processes and procedural guidelines to improve operational efficiency and reduce project costs.
- Maintain and validate comprehensive land acquisition records in the Land Tracking Database, ensuring accurate real-time data on ownership, agreements, and milestones.
- Generate and analyze reports to support leadership decisions and project oversight.
- Manage documentation workflows and submissions through Salesforce, ensuring data integrity and timely follow-up.
- Coordinate with the Contracts department to ensure seamless flow of data and documentation.
Cross-Functional Coordination
- Collaborate with developers, county offices, FDOT, construction teams, legal departments, and title companies throughout all project phases.
- Partner with GIS analysts to develop exhibits, maps, and technical documentation.
- Coordinate with third-party vendors on invoicing, project specifications, and deliverable timelines.
- Engage with property owners and stakeholders to resolve issues and maintain positive working relationships.
Strategic Planning & Analysis
- Conduct research and financial analysis to support land acquisition budgeting and forecasting.
- Prepare presentations, dashboards, and reports for management review and project updates.
- Support administrative and document management functions to ensure organized project tracking and accountability.
Qualifications
- Experience in real property administration, land acquisition, or real estate operations.
- Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint), Adobe Pro, Salesforce, and database management systems; GIS experience preferred.
- Strong analytical, negotiation, and project management skills.
- Exceptional organizational and communication abilities with high attention to detail.
- Experience in the energy, utilities, or infrastructure sector preferred.
- Background in office operations and vendor coordination a plus.
